  • We have housing locations in North Holland, Friesland and Limburg.
  • All our accommodation is SNF certified. This way you can be sure that it meets the basic requirements (or more) for hygiene, safety and quality. This is strictly monitored.
  • All accommodation is equipped with approved fire alarm systems.
  • Many of our locations are equipped with solar panels and smart thermostats.

 

 

Method

We think it is important that our foreign flex workers have a good stay.

Our maintenance team ensures that the living environment looks pleasant, the garden is well maintained and the facilities in and around the house work. Of course we carry out the necessary checks on, among other things; cleanliness, order, legionella (weekly) and fire safety (monthly and yearly).

In the evening, our coordinators visit the housing locations so that any defects can be reported and, where possible, resolved immediately.

Our housing locations in Noord-Holland are located in the vicinity of Schagen and Den Oever. In Friesland our flex workers live in the vicinity of Harlingen and in Limburg they live in the direct vicinity of Venlo.

At every location we try to create a second home for our foreign flex workers. We do this, among other things, by providing a complete and finely furnished home with working facilities such as various kitchen appliances. The flex workers sleep in 2, 3 or 4 person rooms. They can use a shared living room at each location. Of course there is WIFI at all locations.

PKS

We would like to inform you about the new price-quality system (PKS) that has been developed to further improve the working and living conditions of international flex workers. This system is designed to ensure transparency and create a fair balance between costs and quality. The system has been in effect since 1 January 2025.

 

How does h work?and PKS?

The PKS is based on a points system. Scores are awarded based on criteria such as:

  • Living space per person
  • Number of persons per room
  • Shared sanitary facilities
  • Safety, hygiene and sustainability
  • Location of the house

The score achieved determines the maximum rent that may be withheld from the salary of the international flex worker.

Important rules: The PKS value determines the maximum deduction from the salary. For employees who earn less than 140% of the statutory minimum wage (WML), a maximum of 25% of the WML may be deducted. If the PKS value is lower than this 25%, the lower PKS value naturally applies. For employees who earn more than 140% of the WML, the maximum deduction is equal to the calculated PKS value.

What does the PKS mean for our customers?

  • The PKS brings benefits and responsibilities for hirers of foreign employees:
  • Transparency: The system provides insight into housing costs and prevents abuse.
  • Improved housing: Housing providers are motivated to invest in better housing. A higher PKS score entitles them to a higher rent.
  • Impact on costs: The maximum deduction from the salary of the international flex worker is limited to the PKS value. This may mean that the actual rental costs cannot be fully deducted, which may have consequences for the cost price. We will keep you informed of this in a timely manner.

 

What are the benefits for our temporary workers?

PKS offers several advantages for international flex workers. It contributes to better living conditions, which has a positive effect on their well-being and health. In addition, the maximum rent is determined in advance, which prevents financial exploitation. An additional measure strengthens the fair treatment of international flex workers. If an international flex worker is temporarily absent from the assigned accommodation, for example during a visit to the home country, but has already paid for that period, it is no longer allowed to charge costs to another temporary worker for the use of that same accommodation during that same period.

The PKS contributes to fair and qualitative housing for international flex workers, a group that is essential for the Dutch economy. It stimulates better living conditions and offers international flex workers protection against exploitation.
